This tech will check the pedalstal that feeds the cables to the houses, check those and see if there are issues with the wires, if they can not fix the problem there they will then follow the wires to the house and check the NID box and see if they can run tests and find the error there. 80% of the time one of those 2 places is where the issue will be. 15% of the time they will have to go into the house to find the issue. The technician will be getting anywhere from 5-7 tickets per day. They will work Monday through Friday, and possibly on Saturdays depending on work load. This employee will possess a successful record in health care,specifically in the assisted living or long-term care field. The overallpurpose of this position is to direct the work of PCAs (may be either CHHA orCNAs) and CMAs. Monitoring staff to ensure planning, implementing andevaluating practice to insure safe, efficient and therapeutically effectivenursing care in accordance with recognized standard of nursing practices andpolicies of Lester Senior Housing, State, Federal Regulations and OSHAstandards. Accepts doctors’ orders for residents and notifies nursing manager of any significant change in resident’s condition. Assists with general health care of residents including personal care duties as needed. Observes and records signs and symptoms of changes in resident’s condition or behavior and notifies Wellness Manager and if appropriate designated family member. Follow physician orders prescribed for lab work and fills out necessary paperwork. Job Summary The basic function of the Mechanic is to install, troubleshoot, clean, inspect, and maintain mechanical equipment throughout the facility in a safe and professional manner. Essential Duties and Responsibilities To perform this job successfully, an individual must be able to perform the essential duties satisfactorily. Other minor duties may be assigned and may vary by location. Monitors and maintains facility equipment to ensure safe and efficient equipment and facility operation. Performs preventive and repair maintenance procedures safely and professionally with minimal supervision in accordance with Federal and State Regulations, and Company Work Rules, Policies and Procedures. Initiates and completes work-orders and requisitions, and documents all critical and or pertinent information on a routine basis. Responds and reports to work during off hours when emergency repairs are required. Travels to other facilities with-in the Company when technical support is required. Takes proactive measures to address improvement opportunities. Assumes increased levels of responsibility when required or requested. Performs lesser skilled duties when required or requested. Complete the Corporate and Plant Training Programs within the time frame prescribed. Identifies and effectively uses basic and precision measuring tools to calculate and determine lengths, surface areas, and volumes as necessary while performing maintenance tasks on a routine basis. Follows standard safety procedures, correct safety and environmental hazards, and report them to the Shift Supervisor immediately. Reads, understands, and applies information such as lockout/tagout procedures, safety rules, job hazard analyses, operating and maintenance instructions, and procedure manuals. Works overtime. Works rotating shifts, if requested. Communicates clearly and concisely both verbally and in writing; as well as communicate clearly whether using in-situ intercom system, two-way radio or face to face. Anticipates typical problems, identify potential or recurring problems, and takes appropriate action. Troubleshoots equipment, diagnoses problems and repairs. Operates other equipment including, but not limited to, industrial forklifts, manlifts, skid steer type loaders, and other mobile equipment. Serves as a project manager for the design, construction, and inspection of all energy related projects. Improves efficiency through evaluation and analysis of data for energy use and provides direction to staff to maximize the overall use of energy. Performs other duties as assigned EXAMPLES OF DUTIES: Assists with the development, monitoring, and assessment of the annual energy budget. Develops and maintains databases for energy cost and consumption for all BCPS facilities. Coordinates the systematic analysis of all energy data in support of multiple stakeholders. Assists in the development and supervision of a system-wide utility bill management program and associated software package. Analyzes the energy use and occupancy of all facilities. Coordinates and supervises HVAC schedules to meet space needs and requisite equipment operation in all BCPS facilities. Establishes, monitors, and coordinates project schedules and deadlines. Investigates, analyzes, and resolves issues which occur during the project lifecycle. Travels to project sites throughout the county and performs necessary fieldwork in investigating and resolving issues. Participates in the bid process for projects. Estimates material quantity and costs, time costs, and prioritizes energy related projects independently of supervision. Communicates BCPS’ energy management and conservation goals to school administrators, teachers, students, and central office personnel. Provides leadership and advice to schools and central office staff regarding energy conservation programs and efforts. Develops and manages energy conservation education and outreach programs for all stakeholders. Monitors building automated control systems for all BCPS facilities. Recommends and implements control strategy modifications for improved efficiency. Conducts comprehensive energy audits of facilities and recommends short term efficiency improvements as well as capital projects. Implements corrective measures where applicable. Performs other duties as assigned. MINIMUM QUALIFICATIONS: Associate’s degree plus seven years experience in energy management, commercial facility operation and building automation systems required. Bachelor’s degree preferred.
