Leads and improves Material/Inventory Management best practices including Warehouse Management (Cycle Count Accuracy, Transactions, Bar Coding, RFID) and Advance Replenishment Methods (MRP, Stocking Programs, VMI, Consignment, Re-Order Point and Direct Pull), Fill Rate (Overtime Delivery), and Working Capital (Inventory Turns), and Material Margins (TCO). The Mortgage Loan Processing Specialist is responsible for providing sales support to multiple mortgage loan originators. This support includes the processing and review of loan documentation to ensure adherence to Bank standards and regulatory requirements. This position requires working directly with customers and associates to solve problems and provide superior customer service. 1. Coordinate all aspects of required mortgage loan documentation including but not limited to preparation of early disclosures and ordering of third party documents with direction from the Mortgage Loan Originators. 2. Responsible for evaluating and ensuring overall loan documentation for accuracy, completeness and compliance; reviewing financial statements, credit reports, application ratios (i.e. debt ratio, loan to value), and all supporting documentation to verify it meets the Banks, investors and private mortgage insurers guidelines and policies and federal and state regulatory requirements. 3. Prepare loan presentations for Officer/Director Loan Committee on all portfolio residential mortgage and consumer loans in a timely manner using standard format, as required per banks loan policy guidelines. Ensure proper loan approval is obtained and verify any exceptions to policy are approved and documented prior to loan closing. 4. Review all denied and withdrawn consumer and mortgage applications for compliance with regulatory guidelines, including Fair Lending. Completes denial notices and mails out to applicants. 5. Work closely with Mortgage Loan Originators and others as needed to identify, analyze and process maturing notes. Identify when a maturing loan would need additional approval and prepare credit presentations as needed. Work with Loan Closing Specialist to have loan documentation prepared. 6. Perform a detailed review of appraisals for one-to-four family residential properties to determine acceptability of security for portfolio loans and secondary market loans. Verify every appraisal meets regulatory and investor standards. 7. Remains highly informed on current bank policy, regulatory compliance and secondary market standards and guidelines, including those of investors and mortgage insurance providers. Interprets and communicates standards and guidelines to staff in an effective manner. 8. Management of interest rates including commitments, investor rate lock, newspaper and weekly rate emails. Maintain LoanSifter with accurate rate sheets and manual rate updates as needed. 9. Support customers by solving problems and complex questions to ensure superior customer service and retention of relationships. 10. Correspond regularly with title insurance companies to coordinate disbursement of construction draws, letter reports, and lien waivers. 11. Issue requested payoffs and subordination requests as necessary. 12. Maintain updated procedures as changes occur in guidelines and workflow. 13. Maintain loan origination system with updates to templates, and keeping current 14.
