Understand the conditions in which equipment must operate, expected levels of performance, and serviceability issues. Monitor, maintain, and utilize Product Development Log to evaluate development process of new machine models. Keep abreast and well informed on new developments in the engineering testing through contacts with educational institutions, professional societies and organizations, perusal of texts, journals, technical papers and periodicals. Provide assistance to the field test coordinator for evaluation of new machine design. Coordinate machine endurance testing as needed to support new product development programs. Physical activities include installing data acquisition systems and conducting tests on construction equipment. Capable of working in an agricultural, construction jobsite or production factory environment, including extreme heat, cold, wet and dry conditions for periods of time is required.

Details: ADMINISTRATIVE: • Certificate of Insurance Tracking – COI’s must be maintained and updated on a regular basis for both Tenants and Contractors. • General Filing – PA is responsible for ensuring all document/paper work for the property is filed regularly. • Assist with general office duties as requested or needed. • Ensure compliance level of management audit is maintained and prepare all files and records in preparation for the audit annually. • Assist engineering staff in preparation of annual operations audit. • Assists with budget preparation for the property as requested by Manager. ACCOUNTING • Accounts Payables – Property Administrator is responsible for ensuring all invoices for the property are checked for accuracy, coded, uploaded into the AP software system, approved by the General Manager and paid prior to due date. • Accounts Receivable – Prepare monthly tenant statements and client invoices. Track payments, monitor the aged delinquency report and follow up through collection. • Utilize the appropriate accounting forms to record tenant billable charges and changes to reoccurring tenant charges. Ensure all tenant billings are invoiced monthly. Work directly with the property accountant to ensure all payments are applied correctly and all accounting related changes are made in a timely manner. Assist Manager with the annual operating expense reconciliation. W-9’s – Obtains completed W-9 forms from all vendors. OPERATIONS • Provide superior customer service to all tenants, clients, contractors and vendors. PA is responsible for monitoring, managing and updating the property’s tenant services and preventive maintenance work order software system. Daily tracking and follow up on completion of tenant service requests and preventive maintenance work. Contact third part vendors as needed to request service for building related issues, tenant service requests or as directed by Manager or building engineer. Draft contracts and related documents using JLL templates as requested by Manager. Set up contractor electronic and paper files. Track contract expirations. Electric consumption tracking - collect monthly meter readings from the engineers for tenants who have supplemental units. Maintain consumption tracking spreadsheet, calculate and prepare tenant billings. Maintain the property on Energy Star’s utility tracking program and assist with the Energy Star certification process for eligible properties. LEASE ADMINISTRATION Assist with the execution of lease documents. Prepare lease abstracts and work with Lease Input to get the lease information uploaded into the property accounting system. Maintain Tenant electronic and paper lease files Track and complete the lease administration checklist for all new leases and amendments. TENANT RELATIONS • PA is responsible for assisting General Manager planning and coordination of tenant events at the property. • Review, update and revise Tenant Handbook as necessary. Coordinate distribution of updates or revisions to all tenants. • Prepare tenant memos and correspondence regarding building holidays, upcoming events, building work notifications, etc. • Work with Manager to plan the annual safety coordinator meeting and building evacuation drill. • Assist with tenant move activities utilizing the JLL move in/out checklists and building move policies and procedures. • Contact Lists – maintain daily and update no less than monthly tenant, employee and contractor’s contacts lists to include emergency contact numbers.

The selected candidate will be responsible for the daily clinical aspect of the assisted living department, functioning to meet all residents’ needs. In this role, you will supervise the nursing and care staff and report to our Executive Director. On call responsibilities included. In addition to managing the Assisted Living Program, you will also ensure that Senior Lifestyle standards and state requirements for resident care are met, ensure regulatory compliance and effectively manage the Assisted Living budget and staff. Essential Functions: Directly oversees the delivery of care to Assisted Living residents to ensure that emotional, physical, psychological and safety needs are met through all program services and activities. Coordinates, along with the Executive Director, and family/resident care conferences and serves as a direct liaison between residents, families, and staff. Manages labor costs, supplies and other line items in Assisted Living budget. Works with residents, families and other staff to ensure that residents are at appropriate levels of care. Develops and/or monitors documentation systems to ensure that all regulatory timeframes for review of assessments and service plans are met and that resident needs are met. Ensures that employee tuberculosis testing is conducted in a timely manner. Assesses potential residents for assisted living level of care. Schedules and conducts new resident orientation for all Assisted Living Residents. Writes and reviews residents assessments and care plans with appropriate staff. Plans and schedules staff training programs and in services for the Assisted Living staff. Ensures compliance with all state regulatory requirements including mandatory reporting to State. Ensures that all concern and incident reports are completed, filed and that follow-up is conducted appropriately.
