Details: Responsibilities: Monitoring and testing of the electrical generator systems, which includes weekly exercising of the equipment, coordinating regular service contract work, emergency repair work and keeping fuel levels with preservatives at the optimum Monitoring of the un-interruptible power supply (U.P.S.) system, which includes coordinating any service related calls on an as-needed basis Directing the janitorial contract to ensure the highest level attainable of facility cleanliness and organization. Working closely with the construction Project Managers/ superintendents to insure that all construction projects that take place after a center is operational are coordinated and completed in workmanlike manner with little of no disruption to the centers operations. Aggressively inspect the center on a daily basis, as well as listen to other center personnel’s comments, to aid in recovering any potential safety or repair issues. Coordinate and relocate office furniture, which includes the moving of desks, artwork, file cabinets and the like. Removal and replacement of fluorescent and incandescent light bulbs as needed, which includes lay in fixtures, recessed fixtures, exit lights and emergency light fixtures. Remove, repair and install basic door hardware, i.e. locks, levers, door alarms, thresholds, weather stripping and closers, etc. Ensure that all Security needs are being met, i.e. guard service, alarm system and access control equipment, etc. Must call in and leave word with any reasons for not being able to arrive at work on time. Obtain three competitive bids for all service related or repair work associated with respective facility. When sensitive repairs cannot be justified a bidding process must be verbally communicated. Ensure that all support services i.e. lawn, electrical, mechanical, roof and minor construction are appropriately requested and authorized via the approved forms.
