Building Assessment Technician
Details: KTA is looking for a full-time technician for our Commercial Services Group. There is heavy travel (50%) required of this position. This position requires a strong back, lifting climbing, prior construction and/or engineering experience is required. EXPERIENCE REQUIREMENTS: Minimum of 10 years of commercial construction and/or engineering experience required. Professional Engineer or Registered Architect preferred. RESPONSIBILITES: Conduct comprehensive building condition surveys for architectural/commercial clients, coordinating the activities with other KTA departments as appropriate: Identify exterior and interior coating problems on concrete, CMU, EIFS, metal, plastics, and traffic markings. Conduct thorough visual examinations around the entire building from ground level, extension ladder, aerial lift equipment and the roof level. Set up and conduct water rack simulated wind driven rain tests to determine the wind-driven rain resistance of exterior cladding and coatings. Conduct infra-red thermography of buildings to identify locations of missing or damp insulation, roof parapet deficiencies and other defects that could lead to moisture intrusion and energy loss. Conduct smoke testsair leakage testing to examine wall/roof junctionsjoints and junctions for air leakage. Drill cores in walls for examination of the interior cavity for the presence of insulation, both visually and using a borescopefiber optics. Conduct moisture testing of walls, interior and exterior, with destructive and non-destructive instrumentation. Destructive testing requires drilling holes into the wall. Conduct leak detection tests of coatings and roof membranes using a bubble gun. Examine the building for design or construction deficiencies associated with items such as coping, flashing, weeps, header beams, bond beams, grouted vertical reinforcement, and parapet details. Prepare detailed technical reports of findings and make repair recommendations. Serve as Project Manager of KTA Commercial projects: Maximize client satisfaction and product quality. Develop scope of services and project cost estimates/budgets, and meeting project profitability goals. Identify potential KTA subconsultants or prime consultants on a project-specific basis and initiate KTA contracting agreements with them. Comprehend and complete Order Entry Forms efficiently. Minimize the company’s liability exposure and resultant costs. Coordinate project activities with contractors in order to expedite project completion. Communicate progress and developments of the project to the clients. Ensure final deliverable meets all project requirements. Track and justify project budget variances. Review invoices and interface with clients to resolve invoice issues. Provide project closeout documentation as directed (i.e. project summary, project staff review, and project closeout review). Ensure compliance with project specifications and KTA’s scope of services. Mentor assigned staff and maintain and improve morale and skill level. Provide support of Commercial Services Business Development efforts: Assist the Commercial Services Business Unit Manager in the preparation of business development plans. Support business development efforts, as directed, by meeting with clients and potential clients, documenting business development efforts, attending and participating in industry conferences and meetings, publishing papers, and making presentations.
